Luxury Lofts of Ferndale signs new tenant, adds green roof to plans

One of downtown Ferndale's newest building rehabs just scored another tenant.

BBC Equities, the developer behind the Luxury Lofts of Ferndale, announced it has signed a second office tenant for the second floor of the old Trio building on 22840 Woodward, a few doors down from Como's Restaurant. The new tenant will join an advertising agency already signed for the ground floor.

The first floor of the building is nearly finished and the work on the second floor will soon commence. Detroit-based Archive DS architecture firm is also working on plans to add a three-story addition to the top of the building.

Among the features Archive DS is working on are preserving significant portions of the old building, such as the stairwell and the limestone façade. A green roof is also planned for the top of the three-story addition. Workers are currently pouring stronger foundations to support that.

The addition will contain 12 luxury lofts priced between $245,000 and $650,000. The Luxury Lofts of Ferndale units have at least 2,000 square feet of space, balconies and parking spots. The penthouse units will each have a spiral staircase leading up to a private rooftop terrace. There will also be a common rooftop deck for the rest of the units.

It will feature a contemporary façade on the new portion of the building. Once complete, the old Comerica Bank branch will be turned into a 70-foot-tall mid-rise building.
