Lofts on the 9 to start construction, hosting "Drinks on the 9"

The soft sell is the new approach the developer of the Lofts on the 9 project in downtown Ferndale is taking.

Adam Wolfson, the sales broker for Lofts on the 9, is hosting a "Drinks on the 9" outing at 8 p.m. Friday at The Bosco, 22930 Woodward Ave. Wolfson isn't specifically looking to make a sale (although he wouldn't refuse one) but more looking to show potential Ferndale residents around the inner ring suburb's downtown.

"It's not going to be a realtor thing," Wolfson says. "It's just to show them what they can get from living in the area."

The downtown lifestyle is one of the main selling points for the Lofts on the 9 development, which is in the heart of Ferndale's downtown, a block east of the intersection of Woodward and 9 Mile Road behind Como's Restaurant. The site has been cleared and Wolfson expects construction workers to begin pouring footings next week. Construction is expected to wrap up late next summer.

Lofts on the 9’s 32 units (11 of which have sold and a few more have been reserved) will be the latest addition to Ferndale’s expanding downtown. The central business district has experienced quite a bit of renewal in recent years as a number of renovations have reinvigorated its city center and even helped spawn some new construction, such as the Affirmations and ID Woodward buildings.

The four-story Lofts on the 9 will go up at the intersection of East 9 Mile Road and Bermuda Street across the street from the Ferndale Public Library and the new offices of Foley Mansfield.

Lofts on the 9’s units are priced between $229,000 and the mid $400,000s. They range in size between 920 and 2,100 square feet, however, the 2,100-square-foot loft can be expanded up to 2,700 square feet by adding a rooftop deck. Each unit comes with a ground floor parking spot next to the building’s 4,000 square feet of retail space, which will house either traditional retail or a restaurant.

The group of developers behind the Lofts on the 9 project also built the Troy, Main and Center street lofts developments in downtown Royal Oak.
