Developer hopes new NEZ tax break will spur sales at City Garden Condos

Hope springs eternal, especially in the spring selling season for developers.

New Port-based developers Dahlquist Ryan Builders are hopeful that the spring sales season combined with a newly approved Neighborhood Enterprise Zone tax break will jump start sales for its City Garden Condominium project in downtown Wyandotte.

The recently finished townhomes (four of them) at the corner of Oak and 4th streets are ready to go. Bill Dahlquist of Dahlquist Ryan Builders thinks the 12-year NEZ tax break (which will cut taxes nearly in half for that time period) will finally get them moving.

The $700,000 project went up last year, but the sluggish housing market (to put it nicely) left him without any sales despite the quality craftsmanship of the homes. Each townhouse will be 1,550 square feet with a wraparound porch and two-car garage. Prices are set at $179,000 for each unit.

The project's proximity to downtown and the Detroit River, along with the new NEZ, are seen as key selling points.
