Downtown Birmingham is reclaiming a major section of its downtown streetscape now that construction is finished on the Briggs Building.
"We're moving in people as we speak," says Ted Fuller, developer of the project.
Fuller's company breathed new life into the historic building at the corner of Old Woodward Avenue and Maple Road by adding a third floor and filling in an adjacent parking lot with a 5-story addition.
The overall project, which is fully leased, adds 62,000 square feet of space and 175 parking spaces. Of that space, approximately 42,000 square feet is dedicated to Class A office space, 10,000 square feet is set aside for retail and another 10,000 square feet will go toward luxury apartments.
The new five-story section built on an old 165-space parking lot is housing much of this space. A 175-space parking deck will go behind the building, facing Peabody.
Office tenants that mainly consist of money managers and attorneys will occupy the second, third and fourth floors. They will be completely moved in by September. Luxury apartments are on the fifth floor. Universal Watch and Tactical Alliance Group (commonly known as TAG) will occupy the ground floor retail space facing Old Woodward, and are expected to be open by October.
The original Briggs Building was built as a 2-story office/retail building in 1930. The adjacent lot served as a surface parking lot for decades.
