One word comes to mind when summarising Grosse Pointe's latest string of developments: trifecta. That's what the wealthy suburb --squeezed in between Detroit and its river-- is hitting with the recent announcement of its third major downtown development.
The yet-to-be named project will join Kercheval Place and The Sterling of Grosse Pointe developments, bringing tens of millions of dollars of investment to the quiet yet vibrant downtown area at intersection of Kercheval Avenue and Cadieux Road.
Chicago-based Morningside Group won the rights to the latest development at St. Clair and Notre Dame streets. Morningside plans to build 48 luxury condos and 12,500 square feet of retail space in two mixed-use buildings. The building's architectural style will blend in with the surrounding brick, Tudor-style architecture.
The first building will feature two levels of parking deck above 9,000 square feet of retail space facing both St. Clair and Notre Dame. Two more levels of parking deck can be added to the top of the building, bringing it to a total of five stories, if the demand for it arises.
The second building will feature four stories of condos above 3,500 square feet of retail space facing St. Clair. Each condo will have a balcony or terrace with dark metal rail-and-picket fencing. Each unit will have its own nearby parking spaces.
Morningside is waiting to announce a name and construction schedule for the project once more of the development's details are assembled. The company does see a significant demand for downtown-style condos in the area since the other two projects are either retail only, Kercheval Place, or is housing specified only for retirees, Sterling of Grosse Pointe.
The Kercheval Place project is the rehabilitation the old Jacobson store at Kercheval and Notre Dame into first-class retail space. It is expected to wrap up by the end of this year, bringing a number of big name stores to the area. Among the most coveted is a Trader Joes.
The Sterling of Grosse Pointe is also nearby on 17000 block of Kercheval. It is also promoting its walkability to downtown Grosse Pointe's amenities, such as shops and parks.
