New mixed-use development project to transform downtown Zeeland with support from state, city

A transformative mixed-use development project aims to be the cornerstone of the future of downtown Zeeland.

Backed by nearly $7 million in investment and key support from the state of Michigan, 17 East Main officially broke ground on Thursday, Oct. 17. Geerlings Development has partnered with the city of Zeeland and the Michigan Economic Development Corporation on the three-story, 28,212-square-foot facility, which aims to revitalize an underutilized property into a vibrant hub of residential and commercial activity. The project includes 22 new residential units and 9,404 square feet of commercial space, creating a new gateway to Zeeland's downtown area.

“We’ve found a little niche with these mixed use buildings,” says developer Scott Geerlings, adding the mix adds to economic development impact of a project.

The investment will be a cornerstone of Zeeland’s broader Downtown Vision Plan, enhancing community engagement and promoting economic growth in the region, officials say.

“This project site has been a significant component of the city’s overall Downtown Vision Plan and City Council’s Strategic Action Plan to build strong corners in our downtown,” says Zeeland City Manager Tim Klunder. “We are thankful to Scott Geerlings and the Midwest Team for taking a hold of that vision and bringing it to reality through the construction of this three-story facility. It will serve as a cornerstone to the west gateway of downtown Zeeland and be a strong asset in our community for years to come.”

Close to home

Geerlings was born and raised in Zeeland.

“It’s always fun to do something in the community you grew up in,” he says. “It’s a different Zeeland than what I grew up in. Neither good nor bad, but it’s grown.”
Collaboration among local and state governments along with private developers is critically important in these types of developments, Geerlings says. There’s give and take on both sides to make the project work.

“In our basement we’re putting in a boiler for their future snowmelt system,” he says.
The project is supported by a $900,000 Revitalization and Placemaking grant from the MEDC, along with local incentives, including a $450,000 Commercial Rehabilitation Act tax abatement and a Brownfield Plan with local capture of nearly $139,000. 

“There’s a huge need for affordable housing. What these models with MEDC and MSHDA give you is that opportunity,” Geerlings says. “Without these economic incentives, these projects would not be financially possible. … It’s a win for the city it’s a win for the developer and it’s a win for the user.”

By creating new residential and retail opportunities, this development aims to draw more residents and businesses into the downtown area, strengthening Zeeland's economy and fostering a walkable, engaging environment. 

“By providing attainable housing options, downtown Zeeland will see an increase in foot traffic, driving more business to local establishments and making a significant impact on the community,” says MEDC Chief Place Officer Michele Wildman.
